Turnover Process
- Upon completion of the unit and once you have qualified for turnover, our Customer Relations Unit (CRU) will send you a notice of inspection and turnover via mail or email, along with details of the turnover requirements and date/time of your inspection/turnover. You will then get in touch with CRU to confirm the date/time of your inspection/turnover.
- During the inspection, there will be a Technical Representative who will assist you in filling out the punchlist form. We suggest that you do a thorough inspection to make sure you cover all concerns regarding the unit. Each unit is given only one punchlist.
- Any rectifications will be done immediately. Completion date will depend on the nature of the items in the punchlist.
- When rectifications are done, we shall set another date for your final inspection and acceptance.
- Upon acceptance, you will fill up and sign the acceptance form to formalize the delivery of your new home. The keys of the unit will be turned over to you as well.
- A welcome kit and welcome gift will be given to you upon acceptance of the unit.
- An Owner's Orientation will also be given by the Technical Representative to familiarize you with the property's administration office, rules and regulations, and guidelines for moving in and renovations.
Requirements to qualify for turnover:
- The unit/s must be paid in full. Should you wish to accept your unit ahead of its full payment, you may submit a written request addressed to the Client Relations Unit Manager. We shall then evaluate and advise you of its approval.
- All documents and contracts, Contract to Sell, Deed of Absolute Sale, and other pertinent documents, must be duly signed and submitted to Alveo Land Corp.
Other reminders:
- Payment due dates are not related to actual construction and delivery dates. Cancellations which go beyond allowed time of payment delay will still incur corresponding interest and penalties.
- If the registered buyer/s is not available for turnover of the unit, his/her authorized representative can accept the unit on his/her behalf. The authorized representative must be duly designated by a notarized Special Power of Attorney (if buyer is overseas, the Special Power of Attorney must be consularized).
- If you or your representative fail to inspect or cause the inspection of your unit within thirty (30) days from the date of notice when the unit is ready for turnover, the unit shall be automatically deemed accepted by you.
- Alterations, upgrades and other changes to your unit may be done only after the unit has been turned over. Please note that some warranties may be voided by alterations.
