Premier living returns to Makati with Park Terrace

After the phenomenal success of Santierra Nuvali, a luxury master-planned community in Santa Rosa, Laguna, Ayala Land Premier's next move is to return to the heart of the country's central business district.

Adding to the renowned Makati skyline is Ayala Land's latest residential enclave Park Terraces. Situated on Arnaiz Avenue, at the heart of the redeveloped Ayala Center, it is set to offer premier living spaces providing future residents with both convenience and luxury in Makati's "newest prime location."

The three-tower development is Ayala Land Premier's first sustainable vertical community. Ayala Land's Bobby Dy said the project is anchored on globally benchmarked building principles. "It is going to be finer, greener and closer," Dy said.

Dy described the building as something that will be "beautiful, timeless and elegant-inside and out." In terms of architecture, the design features a tall and slender high rise accentuated with simple lines. "This project will define the skyline of the newly redeveloped Ayala Center," said Dy. Dy said one of the challenges that condominium developers have is how to maximize space. Park Terraces innovative design provides "a sense of space" by having the living room, the dining room and the kitchen in one complete layout. The view of the city's skyline is something that Dy and his structutal engineers took seriously. Dy said beams are usually seen cutting through rooms and obstructing the view of the outside. "We've gotten rid of the beams to make sure that your views are unparalleled," he said.

"We've made it easy for everyone to make responsible choices," said Dy. According to him, they have incorporated "environment-friendly features" into the building.

One of these features is a master switch card that shuts everything off when no one is inside the unit-everything except the fridge. The hallways are furnished with motion sensors, according to Dy. These sensors turn off the lights in the hallways when nobody is present.

Going "green" also extends to Park Terraces ventilation features, which include sliding doors to let natural air in for 60 percent of the units. According to Dy, there are also four corner breeze ways in the corridor for natural ventilation.

"Just by living here, you reduce your carbon footprint," Dy said. How? By walking, of course. "Everything is so close," he said. Given its location, future residents can enjoy Park Terrace's proximity to both business and leisure establishments.

Retail spaces, cafés, restaurants and wellness outlets are also planned for the ground-level spaces, and the location provides easy access to all commercial establishments found within Ayala Center.

Park Terraces is bound to set the bar for premium residential developments all over the country. It is set to draw interest from buyers both in the Philippines and abroad, which will no doubt add to the international appeal of the country's business-and soon-to-be residential-hub.
