Property Management

The APMC is a wholly-owned subsidiary of Ayala Land that is engaged in integrated property management services such as building administration and maintenance, lease administration, and special technical services.

In addition to residential neighborhoods, it oversees the care of shopping centers and office buildings developed by Ayala Land. APMC pioneered the automation of car park operations in the Philippines, and continues to introduce similar innovations in other areas, such as water recycling.

List of service offered for Residential Properties:

APMC can collect rental payment in your behalf, should you choose to rent out your property in your absence. The payments can be remitted to you through bank transfer.
APMC can assist in the preparation of lease agreements and ensure compliance so your relationship with your tenant is always harmonious even when you are far away.
APMC can undertake negotiations for renewals, rent reviews, extensions, and surrenders in your behalf, as well as serve notices required under your lease agreement.
APMC adopts formal marching in and marching out procedures to record the condition of your property at the time of move-in and move-out of tenants. This protects your position regarding reinstatement of premises by tenants, and protects the fixtures and fittings of your property.
APMC can represent you in any tenancy or property-related matter and offer professional advice. This may include dealings with the common areas manager, attendance at the Annual General Meeting of the homeowners' association, or other matters.
APMC can undertake any necessary renovation work for vacant units subject to your approval. For design and special project management services, APMC can source proposals from reputable accredited service providers. Major unit renovations are covered by a separate project management fee.
All property maintenance can be undertaken by APMC in your behalf. Costs necessary for the repair and maintenance are chargeable to you or your tenant depending on the terms of the lease contract.
APMC can settle all property ownership costs in your behalf. These include association dues, real property taxes, repairs and maintenance, and other costs. In accordance with a budget that will be agreed on with you, an operating fund will be retained for these payments. Regular accounting reports will be provided, where variances from the budget will also be explained.
APMC can take responsibility for the financial management of your property investment. This will include:

1. Preparation of annual budgets for revenue and expenditure
2. Monitoring of income and expenditures on a monthly basis, with any variances or unforeseen items immediately brought to your attention
3. Preparation of rental projections on varying assumptions, and advice on initial yield, net effective rental, and other financial measurements related to your investment
4. Liaising with bankers for mortgages as necessary or required
5. Coordination with external auditors appointed by you
6. Advice and assistance in acquiring adequate insurance for material and legal liability as well as loss of rental as a result of the destruction of property

 
APMC submits formal reports to you every two months, covering the following:


1. Any tenancy matters
2. Renewal, rent review and new letting status
3. Vacancies
4. Credit control
5. Statement of accounts - all income and expenditure with any necessary explanations
6. Any appropriate recommendations
7. Progress of any ongoing work on your property
8. Report on condition of premises
9. Market update
Professional fees

As remuneration for property management services provided, APMC charges the following fees:

3% of gross monthly rental income (inclusive of dues paid, if paid by your tenant), or a minimum of PhP 5,000 per month, whichever is higher, payable one year in advance.

For new lettings, a fee equal to one month's rental will apply for every successful introduction of tenant (should a third party agent be involved, this feel will be shared equally with the agent)

A one-time fee of PhP 5,000 is charged for the preparation of the standard Ayala Property Management Standard Tenancy Agreement.

The appointment of APMC is usually for a term of two years, and is automatically renewed thereafter unless terminated by either party giving three calendar months written notice to the other.
